Ground Floor Wraparound Extension

1: Project Brief:

The client approached us after having their architectural plans approved for a ground floor rear 6m extension under permitted development. The client was also keen to build a new first storey extension, but was advised to build their ground floor first and then apply to have a first storey added later.

Council approvals work in bizarre ways - and this complexity would add to planning this project carefully so that it could be completed on time, without delays. The project was completed 3 days after the proposed delivery schedule and the finished product looked stunning! 

2: Designing the Interior Space using the building plans

We worked with the client initially to decide their interior floor plans, working through what they wanted to achieve with their new space. The premise for the new extension was to allow the client to have a new living space with an open plan kitchen-living room to accommodate their lively 2 year old daughter and a soon to be born son! The clients wanted a fresh, modern design that not only looked beautiful, but was also practical and easy to keep clean. Oh,  we forget to mention they also had two adorable dogs!

3: Bringing the designs to life with CGI images

After working through various mood boards, thinking carefully about layouts, material choices and lighting we agreed on a final concept and were left to create this into a photorealistic 3D design. This design laid out the entirety of the ground floor space to the nearest mm, and brought our clients vision to life! From a boring black and white architectural plan, our design was able to colourfully showcase what the new space would actually feel like living in.

4: Estimating the build cost

We next worked on estimating costs for the construction of the shell and the interior design, including estimates for building a bespoke media wall and creating a nifty new kitchen. These estimates allowed our client to get a real feel of costs and with a small bit of tinkering to the designs, we were able to work together to produce a final cost to construct the vision, with accuracy in every small detail.

5: Planning and Construction

After obtaining several quotes from others, we were delighted to have won the bid to be assigned the primary contractor for the project… and off we set to build the new extension. Conscious that we would need to provide a ground floor shell before submitting a planning application for the first floor, we planned/devised a clever management system for the project to allow us to finish the ground floor just in time to receive approval for the first floor. This meant being meticulous with ordering of materials, glazing and everything thing else including skip hire…(they don’t just arrive magically!) And not so uncommon, whilst the building work was taking place the client decided they wanted some “small changes” made to the design… and so we accommodated for these too!

In tandem, we did all the design work for the first floor, including a new design for a grand new bathroom and a new work area and set ourselves up to complete this in line with our projected timelines. 

6: The finished results

The finished results were stunning and it’s safe to say the client was delighted and just in good time, their son arrived shortly after we handed the keys over, ready to enjoy the lovely new extension with his older sister and 2 doggies (oh and mum and dad of course!)
